A practical guide for international students looking for a room in Valencia, Spain.

Finding a room in a new city can feel urgent. You may be comparing listings from abroad, trying to understand Spanish rental terms and wondering whether a room will still be available tomorrow. A good photo and a convenient monthly price are a starting point, but they do not tell you what living there will actually cost or feel like.

Use these ten checks before you send a reservation payment or sign a room rental agreement in Valencia.

1. Test the journey to your campus

Search the exact address, not just the neighbourhood. Check the route to your faculty at the time you would normally travel. A room that looks close on a map may require a transfer or a longer walk than you expect. Also look at the journey home in the evening and the nearest supermarket.

2. Calculate the total monthly cost

Ask what the advertised rent includes. Are electricity, water, gas, internet and cleaning included, capped or billed separately? If costs are shared, ask how they are divided and when you will see the bills. Compare rooms using an estimated total monthly figure rather than rent alone.

3. List every payment due before moving in

Request a written breakdown of the first rent payment, deposit, any reservation payment and other charges. Ask when each amount is due, who receives it and what receipt you will receive. This makes it easier to plan your arrival budget and spot any unexplained amount.

4. Understand the reservation payment

Before transferring money to hold a room, confirm the exact room and address, the proposed move-in date, whether the payment will be deducted from another amount, and what happens if either side changes plans. Keep the agreement and proof of payment. Do not assume that every reservation works the same way.

5. Read the dates and details in the agreement

Check that your name, the property address and the room identification are correct. Read the start and end dates, monthly rent, payment window, payment method and any extra charges. Ask for clarification in writing if a term differs from what was advertised or discussed.

6. Ask what happens if you leave early

Study plans can change. Find the notice period and any conditions for ending your stay before the agreed date. Get a clear explanation of how to give notice and how the final payments and deposit will be handled under your particular agreement.

7. Check the documents needed for empadronamiento

Empadronamiento is registration in the municipal register. If you expect to register at the address, ask which housing documents you will receive and make sure your agreement accurately identifies where you live. The City of Valencia lists a current rental agreement for a home or room among its housing documents for registration and may request additional evidence in some circumstances. 8. Inspect the room and shared apartment

Look beyond the decor. Check the window, ventilation, mattress, desk, storage, door lock, noise, heating or cooling and Wi-Fi. In shared areas, inspect the kitchen, bathroom, washing machine and space for your food. If you cannot visit in person, request a recent video showing the actual room and shared spaces.

9. Learn who you will live with

How many people share the apartment and bathroom? How are cleaning, guests and shared supplies organised? Ask about typical schedules if quiet study time matters to you. A room can be right for your budget but wrong for your daily routine.

10. Document the condition when you move in

Take dated photos of the room and shared areas when you receive the keys. Agree on an inventory of furniture and report existing damage promptly in writing. Save your signed agreement, receipts and important messages in one folder so you can find them when you move out.
